Where we are most useful

Early. Shade pockets, keypad locations and circuit separation are cheap decisions at design development and expensive ones after the ceiling closes.

We issue shade-pocket and infrastructure details at design development, work to your drawing set rather than around it, and credit the design team by name on anything we publish.

On site we are one trade among several. We are used to working to somebody else’s program, carrying the insurance the building asks for — in most Manhattan buildings today that means a $5 million umbrella policy — and writing the alteration package so the board approval is not the thing that holds up your schedule.

Recent commercial projects

Our work is not only residential. Alongside private homes we wire and automate hotels, restaurants, event spaces, multi-unit buildings and offices: low-voltage and data pre-wiring, commercial sound, lighting and shading control, conference rooms, intercoms, access control and surveillance.

Recent work includes HED NYC (full audio and video, Lutron lighting control, the network and window treatments), The Splendid (Lutron lighting and window treatments), the San Vicente members-only club at the Jane Hotel (Lutron and Ketra lighting, window treatments), The Corner Bar and Markette (window treatments), and two Bareburger locations, on 52nd Street and 14th Street (network, audio and video). If you are designing a restaurant, a hotel or a club, we would like to see the drawings early.

Commercial services

New residential construction & multi-unit developments

Help with plans and specifications. Low-voltage pre-wiring for speakers, TVs, data, Wi-Fi, intercom, lights and shades, then testing and commissioning before the walls are closed out. Audio and video for amenity spaces such as the gym, theater and conference room, access control with intercom and surveillance, and model-unit buildouts. For multi-unit buildings we supply packaged systems at different price points, including a low-cost tier.

Office connectivity

Telecom pre-wiring planned with you, data jacks and racks terminated, tested and commissioned, Wi-Fi access points, and audio and video for the conference rooms. An office depends on its network, so we treat it as infrastructure rather than an afterthought.

Conference rooms

Displays, or projectors and screens with or without lifts. Videoconferencing with balanced microphones and room audio. One-button control of the room, room scheduling tied to the calendar, and wireless presenting, so anyone can put a chart on the big screen from their own device, in the room or from overseas.

Daylighting for commercial spaces

Shades and lights automated together, so daylight and the building’s lighting blend to the right level for a presentation, a video call or a day at the desk. Zoned digital control, light-sensor and astronomical-clock automation, tunable white LED and fade-to-black dimming, with central control through the building management system and individual control for each user.

Bars, restaurants & event spaces

Commercial multi-zone sound. One-touch control of several TVs and sources, and projectors and screens. Zoned lighting with fade-to-black dimming and smooth time-of-day fades, tunable white that holds a sunset hue all day, and DMX RGB color lighting. Low-voltage wiring for POS, IT and Wi-Fi.

Selected commercial work

Nine Orchard, Lower East Side

A 113-room hotel in the restored Jarmulowsky Bank. A complete window treatment package: blackout curtains and sheers for every guest room, Lutron motorized drapery tied into the event-space lighting controls, and custom stretch panels for the bathrooms. GC O&D Builders; design by Reza Nouranian Designs.

Venue 57, Fifth Avenue

A 7,500 sq ft, two-floor event space with 14-foot ceilings. One control system with a custom iPad app runs the commercial sound, Lutron HomeWorks lighting, full-color DMX theatrical lighting, Lutron shading, video distribution, a DJ station, HVAC and surveillance.

318 West 47th Street

A seven-story, five-apartment building. Low-voltage and data wiring throughout, surveillance, and a smart building intercom that restricts each tenant's elevator access to their own floor and opens five package closets for deliveries.

State & Bond, Boerum Hill

Five five-story townhouses for Adam America, built by Galcon Construction. Wiring for video and audio distribution, motorized shades, surveillance, and a smart intercom in every unit.

East River Medical Imaging

A multi-location imaging center on the Upper East Side. Surveillance across every location on a single interface, designed not to load the existing IT network and installed on weekend nights so the centers never closed.

Whether it is one room or a whole house, the first conversation is the same: what the rooms are for, what stage the drawings are at, and what is already decided.
